Deja Vu? City Increases Property Assessments Again-How to Appeal

The City, in somewhat of a surprise, through the Office of Property Assessment (“OPA”) , just released reassessed property values for 2025. Mayor Parker, just two years after the last major citywide reassessment, announced that real estate assessments and taxes, as a result, will increase by an average of 19% citywide.

While the OPA is still overwhelmed with appeals from prior years, if you disagree with your assessment and feel that is not aligned with the seemingly ever-changing Philadelphia real estate market, you have until the first Monday in October to file an appeal before the Board of Revision of Taxes (“BRT”).  During the appeal process, you will have the option of an in person hearing where we can present evidence, including pictures (if your home is a shell inside/needs vast improvements that the value has not accounted for), appraisals, and comps.

The Law Offices of Christopher W. Dean, PLLC offers a flat fee full service rate where we will file the appeal on your behalf, and diligently work to advocate with the property evaluator well in advance of a hearing to strike a deal with the evaluator on what the assessed value should be, and if necessary, represent you at a BRT hearing. This approach saves both time and money.  Should you have questions about what your options are and the impact an assessment change will have on your home for the future, please do not hesitate to give us a call at (215) 867-4197 for a free consultation.
