2023 Property Taxes Soar- How to Check and Appeal
The City, via the Office of Property Assessment, just released the annual assessment values for 2023. Usually this is not a significant event, but when the Mayor announced that many residences would see a 31% increase in their assessments and property taxes last week, many have been anxious to see where they stand. They were released earlier this morning. You can check your value here https://property.phila.gov/.
While the Office of Property Assessment is still overwhelmed with appeals from prior years, if you disagree with your assessment and feel that is not aligned with the market, you have until the first Monday in October to file an appeal. During the appeal process, you will have the option of an in person or non-oral hearing, present evidence, including pictures (if your home is a shell inside/needs vast improvements that the value has not accounted for), appraisals, and comps.
The Law Offices of Christopher W. Dean will file the appeal on your behalf, and diligently work to advocate with the property evaluator well in advance of a hearing to strike a deal with the City on what the assessed value should be. This approach saves both time and money. Should you have questions about what your options are and the impact an assessment change will have on your home for the future, please do not hesitate to give us a call at (215) 867-4197 for a free consultation.
